If you are selling your property, chances are you have a real estate agent whispering things you need to do into your ear. It might be unrealistic to expect you to do all of them. So, you might need to only pick out the most important ones. What do you do if your agent wont tell you what is the most important? You should pay attention to this.
The first thing you should do is make sure your house is clean. It should be neat and tidy and as uncluttered as possible. If you have 3 kids, there is going to be clutter coming at you at all times, but before the house is shown, try to hide it from view. Clutter will make prospective buyers feel like maybe there isnt enough storage in the house. House buyers are also a weird bunch, and some will think that your clutter problem might somehow become theirs.
The next thing is make sure that the walls are freshly painted. Painting is an easy job, and chances are the new owner will choose to paint every wall in the house, but they need to see the surface at its most pristine. If you can show them a perfect canvas, they are going to want to make art.
If you have pets, take them with you when the house is being shown. Also try to cover up that you have them at all. If you smoke do it outside of your house while it is on the market, and dispose of the evidence before the prospective buyers are shown in. This way they dont have any preconceived notion about you or the house. Let them go in and make up their own minds about what it is the house has to offer. People who dont like smokers or pets are going to let those things bother them as they go through your house.
The important thing to remember is that you are selling your house. You are putting it up on a very competitive market, and you need to think like a salesman. Which would you rather buy: a freshly painted house, or one with dingy walls? Think about what makes your house appealing and try to up play that while downplaying or fixing the things that are wrong with it.
